Older Werribee rentals: damp, cracks and the minimum standards

How structural soundness and mould and damp standards apply to established rental homes.

Werribee 3030 · 17 September 2026

In short: Older homes rarely fail on missing items. They fail on condition: damp, leaks and movement.

Structural soundness

A rental must be structurally sound and weatherproof. Significant cracking, doors that will not close and gaps that let weather in all count against it.

Mould and damp

The home cannot have mould or damp that comes from the building itself. Stains from leaks and wet walls are where we look first.

Bathrooms and drainage

Slow wastes and leaks under basins are common in older homes, and both bear on the bathroom standard.

Fix before listing

Since 25 November 2025 the home must meet the standards before it is advertised, so the inspection belongs before the agent lists it.
