What a timber pest inspection covers in Werribee
The scope of AS 4349.3 and its limits, explained plainly.
In short: A timber pest inspection is valuable, but it is visual and it cannot see inside walls.
What is included
Accessible parts of the interior, roof void, subfloor where present, and the site, looking for termites, borers and fungal decay, their damage and conducive conditions.
What is not
Areas behind linings, under floor coverings or furniture, and anywhere unsafe to reach. Treatments and guarantees are outside the scope.
Tools that help
A moisture meter and thermal camera can point to hidden moisture that termites like, but they do not see termites directly.
Reading the result
No visible activity is good news, not a guarantee. The list of conducive conditions is often the most useful part.
